Secrets of a Glitch-Free House Hunt. Or Why It's Smart to Approach the Homes For Sale in Las Vegas NV Systematically

Jaime Ferguson was sitting in the family room of her recently purchased split level. "Honestly we had no idea where to start once we decided it was time to get out of the Las Vegas rentals scene. And start looking for a place of our own. But our realtor Rick was a great help. His checklist gave us a solid starting point in our search for affordable Las Vegas homes."


"First things first you have to decide exactly what kind of place you want. Are you a condo person? Or like this - is a single family home more your style?"

Jaime went on "Do you want one of the newly built Las Vegas properties? Or will you be focusing more on a resale house?"

"Once you've decided that next you need to limit yourself to a neighborhood or two or three," Ferguson said. "No sense traipsing all over the Valley in search of your dream home when most of them you probably can't afford anyway. Prices of many Las Vegas houses being what they are. Know what I mean?"

Basically she and husband Tony narrowed things down according to school system. With two kids in school that was a primary factor.

"Luckily my husband is pretty handy. So we could look at the more affordable Las Vegas homes that needed some TLC to bring them up to speed. As long as we had our three bedrooms we could go from there. That and a big garage for Tony's truck so it didn't have to sit out. If you know what I mean."

"Yeah the closets are smaller and there isn't a lot of storage. But that's okay too. We'll do better when it comes to storage with our next Las Vegas house. Just can't be a pack rat right now," Jaime added with a smile.

"Plus we got a bath and a half. Another compromise. I wanted two baths. But Tony will be able to install a shower in the half bath. Making it easier on all of us. At least that's the plan."

"Sure there's nothing fancy here," Jaime confessed. "But it is a kid friendly neighborhood. And our drives to work are about the same time. A little longer in distance but being closer to the expressway helps with that."

"Anyway now we're pros at knowing what we want. Next time will be even easier. When we call Rick in a few years we'll be able to tell him exactly what we're looking for as we take the next step up the ladder of the affordable Las Vegas homes. Know what I mean?"

Ferguson continued, “And assuming we've been pre-approved for one of the Las Vegas home mortgages we'll be able to jump on it once we find it!”
