Too Many Condos For Sale In Las Vegas?
What you MUST Do When There's a
Glut of Condominiums On the Market
"When my mother passed," Eric Diedalis said, "her unit became just another in the sea of condos for sale in Las Vegas. Mom always claimed condo living was just wonderful. She found it to be a truly carefree lifestyle. But now we had to try to sell that real estate, from long distance, in a market where a for sale sign no longer insured you'd be able to sell it. That wasn't going to be carefree."

"I understood that a condo rental in Las Vegas can work for some folks. But Dawn and I were not into being landlords," Diedalis said. "And while condo prices may not be plummeting, the real estate market in the area had turned sluggish at best." Eric went on, "We were advised to face reality and do what we could to stand out among all the condos for sale in Las Vegas by being lowest price with the sharpest unit in the complex." "We made all the cosmetic improvements we were told to make. Including new carpeting throughout. Fresh paint goes a long way to putting a new face on a place too." |
"Then we sent our representative on a mission to make sure Mom's unit was up to snuff."
"Once convinced we were ready we got a web site using the condo's address as the domain," Diedalis explained. "That was a cheap way to stand out. Plus it enabled us to put up a snazzy virtual tour that high lighted the selling points of this compared to other condo properties."
"The other good idea was offering a substantial bonus to the Realtor who brought us a buyer. A year ago a condo in Las Vegas might have sold easily without that incentive. Now we felt it was a must do given the sluggish state of the market for Las Vegas condominiums. Not to mention the Las Vegas property market in general."
Result? "In less than eight weeks and despite all the condos for sale in Las Vegas, Mom's unit had new owners," Eric reported with a sad smile. "It's just that we won't be getting any more calls from Las Vegas I guess."
