"Besides," Burgoon added, "the shortage of private land for development added to the influx of 5,000-6,000 new residents each month sets this part of the country apart. Yeah, the real estate market here might catch a cold while other regions get pneumonia, but that's about it. So if you've got to sell a home, Las Vegas is still going to be easier than elsewhere." Yet there are some things you can do to tilt the odds in your favor when trying to sell. That go beyond merely developing a catchy Las Vegas home listing and sticking it online. First negotiate your agent's commission. The hot Vegas real estate market has brought 'wannabe' real estate agents out of the wood work. As things have slowed competition for listings has become brutal. Knowing that, smart agents have learned to be flexible - if asked. |
Eat and sleep marketing and don't rely on your realtor to do it all. "In a cooler market you need to make sure you leave no stone untouched." Karen pointed out, "We put color flyers in the mail boxes of 200 neighbors houses. A long shot yes. But curiously that's where our buyer came from."
To make a house stand out among all the home listings Las Vegas sellers want to go heavy on the "wow" factor.
"I think what helped in our case was the landscaping, the closet cleaning, and de-cluttering we did," Burgoon said. "Anything not critical to life as we know it was banished in an effort to make sure potential buyers liked the place. All windows sparkled and personal affects disappeared. Such sprucing up was done to help prospective buyers to envision themselves living here."
Good advice if you've got to sell a home, Las Vegas continued growth and job creation aside.
