After weeks of pouring over the condo listings, Las Vegas, Henderson, and beyond, you found a keeper. Phew! Who knew shopping the Las Vegas condominiums would such a chore?

Unlike the other Las Vegas condominiums for sale you've looked at, the price is right, the location is decent enough and you've got the inside track for a change. Now to line up the financing and you'll be moving in before you know it. Okay. Aside from the fact you might have wanted to cover this critical element of home buying before now, there's another thing to worry about. If your credit is more than slightly blemished you may end up working with what's called a sub prime lender to finance your purchase of Las Vegas real estate. Unfortunately they pop up on the evening news periodically when abuses surface. Or whenever mortgages that aren't healthy for your wallet are a hot topic. |
Now you'll know you might be getting in over your head if
…you're assured you'll get a loan for one of the Las Vegas condominiums for sale regardless of your credit history
…the payments suck up more than a third of your take home pay.
…the interest rate seems high. Check the Review Journal. You'll see the going mortgage rates listed there and will find out quickly if the rate is out of line.
…you'll be required to make a balloon payment, that is pay off the entire mortgage, in a few years. Most Vegas real estate isn't financed this way.
…there's a pre payment penalty to discourage you from refinancing to a loan with a lower interest rate.
These are all bad signs. Red flags. So even though you’ve found a gem hidden among the listings of Las Vegas condominiums for sale, if this is the best financing you can qualify for, you want to think this over very carefully. Same holds true if you’re in the market for one of the Las Vegas houses for sale too. Such mortgages are just not good for your family's financial health!
