Do find out how much and what the condos home owner association dues cover. Along the same lines try to find out who's delinquent on their dues and why. Also get a due increase history to see how much they've been going up.

If you're looking at a new Las Vegas condo, don't forget to ferret out the builder's reputation. How well do they handle routine repairs? Stop by other condo complexes they've built to see how they're holding up. Do they look worse for wear compared to their age or not?

Do talk with current owners. Ask about such life style considerations as noise, water pressure and how responsive the manager is to repair issues that come up. Ask what they like or dislike about the condo complex.

Don’t overlook the make up of occupants. If the Las Vegas condo complex you're considering is mostly owners that’s a good thing. They make better neighbors and have the pride of ownership thing going. While a complex that is mostly renters can often be no better than apartment living.

Do research the market to try to find out how many condo projects are in the offing. Too many new Las Vegas condos nearby can affect property values. While not fatal it should influence your decision of which condo complex to buy into. Favoring those that are well built, in preferred locations and priced right.

Follow these dos and don't (and others) when it comes to buying Las Vegas condos, downtown, in a suburb, or near the strip and you can't help but come out ahead.
