10 Questions To Ask Your Realtor When Looking for
Affordable Homes Las Vegas, Henderson or Summerlin

"The process of selecting from the many Las Vegas homes is not just complicated but prone to costly pitfalls," said Julie White new owner of one of the houses situated in a master planned residential community.


"Honestly, until one of our friends mentioned it, we had never heard of using a buyers' broker to help land a Las Vegas property for sale. But we'd never buy another house any other way."

"In our case," Julie added, "we learned a lot about neighborhoods we would never have discovered otherwise. We felt we bought this house rather being sold on it. And it was just plain comforting to be working with someone who had our best interests in mind."

Assuming, like Julie, you aren't familiar with a buyer's broker, or aren't exactly sure where to start your search for Las Vegas homes using one, here's a checklist of what to ask a candidate about condos, homes, Las Vegas schools and their approach to house hunting as it affects you their client.

1) Are you a member of the National Association of Realtors and an Accredited Buyer Representative?

2) How big of a staff do you have to help with the details? What role do they play in the home buying process?

3) How long have you been representing buyers in the Las Vegas area?

4) Do you specialize in specific neighborhoods?

5) Find out about their success rate by asking the number of buyers they've worked with over the past 12 months and how many actually bought a house with their help.

6) Have you ever been sanctioned by the Nevada Real Estate Division?

7) Ask about how they decide on opening offers, responses to counter offers and the general give and take of price negotiating.

8) Get their opinion on the current state of the greater Las Vegas housing market. Are you looking at homes for sale in Las Vegas, Nevada during a buyers or sellers market?

9) Ask them to tell you about the home inspector and other service providers they recommend - if any.

10) What happens if they bring you a home being sold without an agent? (Some homes in Las Vegas, so called FSBOs, are sold by owners directly?) What would the commission be and could the deal be structured so you don’t have to pay that out of pocket?

It's okay if they don't score 100. You're should be considering more than one person anyway. And besides, do you really want to find a "yes man" mentality from your broker? Probably not. What you do want is someone who will look out for your interests when shopping the Las Vegas homes.
