Seemed like Dylan Wetzel had combed through every Las Vegas MLS listing that offered any promise at all. With so many Las Vegas houses for sale, this had been quite a journey. But the compensation specialist and his wife Kathi had finally settled on a home they wanted to call their own. Out of the herd of houses for sale in Las Vegas.


Now came the hard part. Crafting the initial offer in a soft market. One that would entice the seller without being insulting. But keep the Wetzels from over paying at the same time.

Guideline #1: There are no guarantees your offer on any of the Las Vegas houses, condos, or townhomes on the market will be accepted no matter how your price it.

Guideline #2: Time on market is important. Usually the longer the a house has been for sale the lower you want to go below the asking price.

Guideline #3: In a soft market offer less than the asking price. In a hot market consider offering slightly more.

Guideline #4: Never omit contingency clauses that can protect you. Like the need for you to line up financing if you haven't. Or that your offer is contingent upon a satisfactory professional inspection.

Guideline #5: The lower the offer the higher the chance you'll insult the seller. And once insulted the deal with that seller is probably dead. Sadly no one can say where the point of being insulting lies for any given property.

“Turns out working with a Las vegas buyers realtor was a smart move,” Dylan said. “Plus I think we just got lucky. Out of all the Las Vegas houses available, the owner of ours had bought before the market jumped. And was sufficiently motivated to accept a lower offer than others with Las Vegas houses for sale might have."
