First off be sure to check with your insurance agent to see how long your homeowners insurance will continue to cover the house. Most companies limit how long coverage will extend to a vacant property.

See if a neighbor won't be so kind as to park their car in the driveway at night.

If you've got a lawn make sure it is cut on a regular basis.

In this type of situation you want the entrance to the house to sparkle.

“Without furniture, it’s harder for some to judge the size of rooms compared to other Las Vegas home real estate that's still occupied,” said Madeline. “So we left a few pieces behind just so those with limited imagination could see the possibilities.”

It's also a good idea to tone down the paint colors of empty rooms. Going with a neutral color is best.

"When you move out, the walls tend to get scuffed and marked up," Larry added. "Knowing that I walked through every room, paint brush at the ready, and hit every such mark, scuff and scratch." If you don't do this being empty only highlights these blemishes.

It's kinda a toss up whether you mention the vacant status in the Las Vegas real estate listings. Being empty does make it move-in ready. On the other hand it raises issues of 'what's wrong with it if it's empty' and been on the market any length of time.

Overall, dealing with vacant Las Vegas real estate for sale just requires a bit more attention to detail. And a realtor to guide you who is familiar with potential pitfalls.
