Why You Shouldn't Venture Into the
Vegas Real Estate Market Without One
of the Las Vegas Realtors At Your Side
As a mortgage loan officer, Marc Henry had worked with his share of local Las Vegas Realtors.

"Overall they're a decent lot," said Henry. "But the everyday person looking to buy or sell real estate doesn't really know how to approach this relationship. Even though I wouldn't think of writing or reading any real estate listings without one on board."
"Sadly most still go at it all wrong."
"First off, anymore we're paying Realtors in Las Vegas a lot of money. With the median price of a house in Vegas north of $300,000, 6% of that comes in at over $18,000. We're talking serious money for a person being hired to handle a serious job. Now's not the time to be timid. And for sure it's not the time to work with your co-workers cousin who does real estate on the side," Marc added shaking his head.

"For that reason here's the first question I'd ask of any greater Las Vegas Realtor, during our initial 'interview' - 'Is your commission negotiable?' C'mon. Even though the price of real estate around here has shot through the roof, does that mean the costs to market the houses have? Myself, I haven't seen that they have," Marc pointed out.
"But pay attention. You're going to learn a lot from their answer. Despite looking for someone who will work for less, if they cave in right away, you should at least pause to ponder. 'How will they be when negotiating the selling price - of my house?' Yeah, it's sorta a Catch 22 isn't it?"
"Then," Henry continued, "any Las Vegas realtor I'd work with as a seller must come to our initial meeting with a marketing plan in hand. No plan no deal. And I don't want to see some vague generalities for marketing real estate. I'm looking for a proven, point by point game plan for promoting homes for sale."
"Now, if you're a buyer, find out what neighborhoods they specialize in. Most Realtors in Las Vegas I know typically do specialize. And ask this before you reveal where you are interested in if you expect to hook up with a Las Vegas Realtor who is an expert in your target neighborhood."
"Anyway," Henry concluded, "these are some things I'd get square when picking from the pool of Las Vegas Realtors to guide me through the maze of LV real estate."
