First clue is too many new condos for sale in Las Vegas, Nevada or Miami, FL or where ever for that matter. Because excessive condo construction, especially if it's matched by excessive apartment construction, is not a good sign. Even if 6,000 to 7,000 people are moving into the Valley monthly.
Another bad sign is a rush to convert apartment complexes into condos - especially if combined with easy financing terms. Again you're flooding the market with inventory and qualifying those who may not be able to make the payments - should the job market soften.
Another question to ask is "Do the monthly costs of owning a condo vastly exceed the costs of renting one?"
Then is there increasing investor ownership? If so that's another warning sign. Things start to get iffy if more than 40% of a complex's unit are investor owned. If all these units can't be rented out, what happens. Right - a fire sale.
So are we having a Las Vegas condominiums sale? Are there too many new condos for sale in Las Vegas Nevada compared to elsewhere? Dunno. You have to do your homework and put your finger in the wind to try to gauge it before jumping into carefree condominium living!
