Mistakes to Avoid While Pouring Over the New Homes List - Las Vegas

Home builders and developers have had a field day.
There's a growing new homes list. Las Vegas MLS is, you could almost say, a massive list of new-er homes. Since there has been so much building activity in the past 10 years.
All of which makes right now a great time to be buying a home in the greater Vegas metro area.
Yet even if you're buying in better neighborhoods like Anthem and Seven Hills, it's easy to assume things that aren't true. Or to gloss over things that are. Which can turn your dream home into a "Nightmare on Elm Street". A real nightmare that you can't wake up from.

For one don't assume your address is exactly indicative of the school system your kids will attend. Find out the specific schools and more about the school system. Like all cities some are better than others. Some are safer than others.
You really need to find out if there is a home owner association you're going to have to deal with. If so, is it benign or closer to Hitler-like in intrusiveness? Such governing bodies can be good in some respects. But a massive pain in the you know what in others.
Do you need to be an ark builder? You might if you buy in a flood plain. Not exactly a big deal in the desert but flash floods do happen you know.

Did you know that cities themselves can create micro climates? Some parts get more sun. Other sections get less rain. Others areas experience more cloudy days. It might be smart to ferret that out.
In the case of Las Vegas the western part of the valley is typically a few degrees cooler and sports cleaner air than the eastern end. And this may or may not matter to you. when contemplating Las Vegas area new homes, I can’t say.
It just goes to show that as in any large city there are better and best places to settle down. Still these might be things to keep in mind as you pour over any new homes list - Las Vegas, that your realtor may provide.
