Covering Your Butt When Considering Any Summerlin Resale Homes
Adrian and Meghan Alford, their two kids in tow, had seen more than a few of the Summerlin resale homes that were on the market. "We had looked at so many homes for sale, Summerlin Nevada, like it or not was becoming a blur," Meghan confessed.
"But we finally narrowed the field to two houses. At last the great 'Alford Family Odyssey Through Real Estate Summerlin Nevada' was nearing an end. And not a minute too soon! But how to decide which one was best for us?"

"Naturally," Adrian Alford said, "we split up and did the visit-at-various-times-of-the-day routine. To make sure we didn't miss any obvious problems with each neighborhood. We hadn't."
That left a home inspection. "We started with a closer inspection of the exterior. Looking for dry rot or unusual cracks in the walls or foundation."
"Next up was the mechanicals. Not being an HVAC guy we did the best we could. Knowing AC was important we verified the age of each unit."

"We also looked at the water heater," said Meghan. "Keeping in mind they might be good for 8-12 years max. Less with our family probably."
"We ran the disposal and turned on each faucet full open. Noting the overall condition of the appliances."
"We turned on the shower and flushed the toilet at the same time to see what happened to the water pressure."
"Then we turned out attention to the ceiling checking for water stains. Using the flashlight we had brought to check out the closet ceilings. Sellers can easily forget about the water stains in their closets."
"When we were done we compared notes," Meghan reported. "One house had a new air conditioner, fairly new and bigger disposal and a new hot water heater. The other was original everything. Not that it was ancient by any means. But the water heater was certainly living on borrowed time. And would be an expense we'd have to deal with sooner rather than later."
Inspecting real estate, Summerlin Nevada or not, is a smart move. It can often help you make up your mind between two Summerlin resale homes that had been lived in for awhile.
