"For one," Jerry asked, "did you know painting is one of THE most cost effective ways to enhance any room that needs more eye appeal? So you'll likely want to paint before putting it on the market. You'll be amazed at the impact it makes on your property."

"Of course when looking to sell house in Las Vegas it's wise to think in terms of neutral colors. Know what I mean? Beige more so than white. Lighter colors create the illusion of spaciousness. While avoiding vivid, dark colors - especially in your bathrooms."

"Think clutter free too," Asbeck hastened to add. "That was the advice of our two friends who are Realtors in Las Vegas that we didn't hire. But it's a good idea too you know? The last thing you want is feedback that your house 'doesn't show well' or some such crap."

"What we were also told to do was store anything you don't or won't be needing any time soon to give your house a clean bright look. Harder to do that it sounds really," Asbeck said.

"Remember too that potential buyers should be able to see the back wall of your closets and cupboards!"

"While you're at it, ditch any personal momentos, family photos, personal items and the like," Jerry pointed out. "You want prospects to mentally be moved in 'bout time they're done touring the place. Personal items just makes that harder to do. You know?"

Another ideas not shared by Mr. Asbeck would be that if your light switch covers are worn or outdated replace them.

Same goes for the hardware on the kitchen cabinets.

Trim up the landscaping. But don't go crazy on new plants and such. New landscaping yields the least return on investment.

Remove any and all clutter from the yard.
