Thoughts of One Who Recently Bought One of the Condominiums For Sale in Las Vegas, NV
"When we first started shopping for a Las Vegas condo, we didn't truly understand all the implications. In some ways it's like marrying into a family you know little about," admitted Donna Hebble.

"Honestly, we were pretty much unaware of the power of the condo association. And didn't care much for the monthly dues either. But we've since come to see them as more of a plus of Las Vegas condominiums than a negative."
Unlike living in a detached home, with a condominium you get exclusive ownership rights to the interior space including the walls. As far as the rest goes, well, you're in this together with your neighbors. The association manages the building. While the fees you pay cover maintenance and upkeep.
"My husband Al and I have come to see the dues as a way to prepay repair and upkeep expenses," Hebble added.

"Plus we don't have to worry about coming up with the money if the roof suddenly springs a leak or if the wind damages the siding. This way we can budget better knowing there shouldn't be any unanticipated surprises associated with ownership of this kind of Las Vegas real estate down the road."
That's a difference between Las Vegas, Nevada homes and condominiums you can appreciate.
"In fact," Donna said, "we had friends with a house who failed to save ahead. And when water damage was discovered in their attic, they had to take out a second mortgage to get it fixed. For the most part we don't have to worry about stuff like that with our slice of Vegas real estate."
Hebble pointed out, "The disadvantage of course, is if you get socked with a big car repair bill you can't just not pay the association dues. Which can be a real pain at times. So I guess you do give up something to get the peace of mind of knowing things are taken care of. "
And that's not to say condo owners aren't subject to special assessments if something unexpected does happen. As condo owners in South Florida who have survived any number of hurricanes can attest.
"It pays to ask about such things like special assessments," Hebble agreed. "As well as have someone knowledgeable check out the rainy day fund and next year's operating budget. You want to do this before buying into any of the condominiums for sale in Las Vegas NV so you know what you're buying into."
