With any real estate purchase location is always the critical element. Since buying the worst one of the worst homes for sale on a well situated street is better than buying the best property in a so-so neighborhood. Housing just works that way. Luckily not all home styles are available in all neighborhoods. Which can help narrow the field. Also…how's the floor plan stack up? Does it work for the lifestyle you and your family are used to? Are there enough bedrooms to go around? Three is the bare minimum anymore, and usually two full baths. It's also fair to say that generally the more closets the better. Bigger closets being better too? |
Do you want a basement?
Remember the time of year you start your house hunt often determines the amount of competition you're up against. The weeks leading up to Christmas often yield unexpected bargains. While houses listed in January can indicate the owner may have reasons to sell soon and can't wait for the Spring selling season to kick off.
When on the prowl and sorting through Vegas real estate for sale listed in the MLS most will make a day of it. Which is fine as long as you either have a photographic memory or some way to document each house you look at. Including detailed notes, a floor plan and photos of each taken with your digital camera or camera phone. Which can be as good as a photographic memory and lets you easily make comparison between all you've seen at the end of the day.
Oh and the notes should include a quick list the things you liked and disliked about each property. Plus factoring in how well eac of the homes meets items on your wish list.
